SomeraRoad, which has established Nashville as a second headquarters, is advancing a stunningly crafted mixed-use district, Paseo South Gulch, that artfully interconnects exceptional residential towers and two classic revitalized buildings through dynamic, interconnected walkways and open terraces.

SomeraRoad, a vertically integrated, commercial real estate investment and development company that has established Nashville as its second home, today unveiled its complete vision for its mixed-use district Paseo South Gulch (Paseo). At the center of it, two new exceptionally designed residential towers, the first of which will begin construction later this year, which will be interwoven amongst revitalized classic structures. The developers aim for Paseo to be a future blueprint for meeting Nashville’s urban growth needs while maintaining character through historic preservation.

Paseo, a name which speaks to the district’s interconnected walkways and terraces and its emphasis on bringing people together with outdoor programming, will offer an exceptionally crafted residential fabric full of retailers and restaurants and home for topflight companies, all within in the urban core of Nashville.

“We are significantly invested in Nashville for the long-term,” said Andrew Donchez, Director of Development at SomeraRoad. “A top priority is to be a catalyst for smart, urban core growth that promotes sustainability, walkability and provides a unique experience in the market. Creating new mixed-use residential towers as the centerpiece of a revitalized urban district afforded the freedom to reimagine the ground level experience and to create seamless connectivity and activation between the new and the historic. Paseo will ultimately be a bold and authentic destination that will be a distinct and memorable experience for both visitors and residents.”

Located on east side of 8th Avenue South north of Fogg St., Paseo is part of South Gulch, an emerging district east of Magazine St. and South of Gleaves St. known for exceptional adaptive reuse projects, new creative buildings and high-rise towers. Paseo seeks to echo and expand on the neighborhood’s signature identity with a single master planned vision that skillfully integrates the old and the new.

Defining features of Paseo include:

Two strikingly designed new towers that together will create 620 residential units, 18,000 sf of office, and 14,000 sf of retail thoughtfully and seamlessly threaded together, creating a live-work-play micro neighborhood. The base of the towers aesthetically blends with the original Voorhees and former Antiques Mall creating a unified and identifiable visual identity.

In addition, the construction of the towers allows for creative and artistic interconnection of the varying elements of Paseo, establishing new passages and walkways that deliver an immersive experience. Tower 1 to begin construction late 2021, completion end of 2023. Tower 2 to begin construction late 2022, and completion in 2024.

Revitalization of the Antiques Mall, with the refurbishment of its original bow truss roof and brick façade. The building provides 26,000 sf of creative office space and retail, highlighted by private patios and multiple entrances and entry ways. Opening March 2021.

Reimagining of The Voorhees Building into showstopping office and retail space, filling a mid-size void in the marketplace with 12,000 sf floor plates, up to 58,000 sf, and naming rights available. SomeraRoad’s update includes all new windows, elevators and building systems as well as a glass rooftop addition. Opening June 2021.

Said Jonathon Reeser, Director at SomeraRoad, “This is a legacy-defining project whereby we can make a permanent positive impact on a city our company has come to call home. Once our two residential towers are completed, the project will be infused with creative design and fine attention to detail at every point. This will be a environment that feels true to Nashville, while also delivering density, new energy and excitement precisely where it needs to be. This is going to be an incredible place to live. And also, for businesses of all sizes, there will be no other potential home like it – Paseo will be a destination that carries reverence.”

To deliver on this promise, SomeraRoad has enlisted an all-star team of project partners, including ESa, Hawkins Partners, Manuel Zeitlin Architects, and Kimley Horn on the design front, as well as Cushman & Wakefield and Ojas Partners for office and retail leasing respectively.

Said Elam Freeman, Principal for Ojas Partners, “The project is one-of-a-kind as it does not only offer a diversity of asset classes but combines architectural styles in both old and new buildings. A hyper-curated tenant mix featuring best-in-class operators hailing from both Nashville and larger gateway markets will mirror the diversity of the project’s design. Paseo will be a highly sought-after destination in South Gulch and Nashville staple for years to come."

Paseo’s focus on connectivity extends beyond the project’s boundaries. The mixed-use campus is strategically located, promoting sustainable travel, such as biking or walking to other downtown commercial office destinations with ease. An unmatched opportunity for office and retail tenants, as well as future residents.

With The Voorhees Building and Antiques Mall finishing high-end touches on a revitalization which will keep them indispensable for generations to come, SomeraRoad’s vision has already sparked considerable interest, with advanced negotiations and coming announcements.
